Perth Property Market 2026: Suburbs Set for Growth

Perth's property market has gone through one of the more dramatic shifts of any Australian capital over the past few years, moving from a prolonged downturn to genuinely strong buyer competition in many suburbs.

That shift means the suburbs that were 'cheap and overlooked' 18 months ago are getting harder to buy well in — timing and local knowledge matter more now than they did when the market was flatter.

Western suburbs closer to the coast continue to hold strong owner-occupier appeal, while outer growth corridors are attracting buyers priced out of the inner ring, alongside investors chasing higher rental yields.

If you're looking at Perth from interstate, the biggest risk isn't picking the wrong suburb — it's not having someone on the ground who can move fast when the right property comes up.
