Results are indicative estimates only and are not financial or investment advice. Gross yield ignores holding costs; net yield reflects the expenses you enter but excludes finance costs, tax, and capital growth. Annual rent assumes full occupancy across 52 weeks. We can introduce you to independent, licensed specialists to review an investment properly.

Formula & assumptions

Annual rent = weekly rent × 52.

Gross yield = annual rent / purchase price × 100.

Net annual income = annual rent − user-supplied annual expenses.

Net yield = net annual income / purchase price × 100.

Full 52-week occupancy is assumed. Net yield excludes finance costs and tax.

Hypothetical worked example

A $650,000 purchase price, $550 weekly rent and $8,000 user-supplied annual expenses give $28,600 annual rent, 4.40% gross yield, $20,600 net annual income and 3.17% net yield (rounded to two decimals). This assumes full occupancy and excludes finance costs and tax.

Common questions

What expenses should I enter?

Enter your own annual holding-cost assumption, such as rates, insurance, management and maintenance. The $8,000 example is hypothetical, not a forecast of your expenses.

Does net yield include my loan or tax?

No. This tool excludes finance costs and tax. Net annual income is annual rent less only the expenses entered; it is not after-tax cashflow.

What about vacancy or a loss?

Annual rent assumes 52 fully occupied weeks, without a vacancy adjustment. Expenses greater than rent produce legitimate negative net income and yield. Model vacancy separately; do not treat this result as guaranteed rent.
