Buying Guides
Settlement Guide
Settlement is the final stage where ownership formally transfers to you. This guide explains what happens between signing the contract and getting the keys.
The period before settlement
Once contracts are exchanged, there is usually a set period before settlement. During this time your finance is finalised, your conveyancer prepares the legal transfer, and a final inspection confirms the property is in the agreed condition.
Staying organised and responsive during this window keeps everything on track.
Settlement day
On settlement day, the balance of the purchase price is paid, the title transfers to you, and the keys are released. Your conveyancer and lender coordinate the mechanics, so much of it happens behind the scenes.
Who handles what
A conveyancer or solicitor manages the legal transfer, and your broker or lender manages the finance side. We introduce you to independent, licensed conveyancers and brokers so settlement runs smoothly. We do not act as your agent or adviser ourselves.
Frequently asked questions
How long is the settlement period?
It varies and is set in the contract, commonly a matter of weeks. Your conveyancer can confirm the timeframe for your purchase.
Should I do a final inspection before settlement?
Yes, it is wise. A pre-settlement inspection confirms the property is in the agreed condition before ownership transfers.
