Hawthorn Best Streets: Pockets to Research

There is no universally best Hawthorn street. Glenferrie Road, the Burwood Road intersection and Lisson Grove offer concrete starting points for research, not a ranking or a promise of returns.

Glenferrie Road and the Burwood Road intersection

The Victorian Heritage Database describes a commercial precinct spanning sections of Glenferrie Road and Burwood Road, with civic, retail and residential buildings. It also identifies late Victorian/Federation houses at 37–39 Lynch Street. Do not apply that description to every property on those streets.

For a home near the commercial frontage, inspect traffic, loading activity and noise at different times. Plan the actual walk and public-transport journey rather than assuming a nearby corridor guarantees a convenient commute.

Lisson Grove: start with the precinct study

Boroondara's 2012 Hawthorn Heritage Precincts Study includes Lisson Grove. Read the residential precinct's statement and maps, then check the individual property's current overlay and any permit requirements. A historic character assessment is not a building-condition report or an investment recommendation.

Transport, housing character and council-map checks

Use the official Victorian journey planner for the time and destination you actually travel. Ask council for current zoning and heritage-overlay maps; compare these with the older studies. Check title, proposed works and dwelling condition with independent specialists. No current street-level price, safety or return dataset has been verified for this page.

Continue with the Hawthorn research hub, then model your own assumptions with the gross and net rental yield calculator or assumed-rate capital growth calculator.
